The rental market has been clearly affected by the financial crisis. Landlords are concerned about the market stagnating, which has resulted in an increasing focus on asset management, offers of benefits to loyal tenants and the relocating of tenants to other properties. Tenants, on the other hand, are focused on reduced market rents, the regulation of the rental market and the extra expenses, which they must pay in addition to the rent, for example heating and operational expenses. Our clients expect legal and commercial sparring from their legal advisers and require experienced litigators. They are, in addition, increasingly focused on sustainable initiatives, for example, energy-friendly solutions with respect to construction projects and "green" rental agreements.

We advise both private and public companies and have, in particular, substantial experience with conducting litigation proceedings for both landlords and tenants. At Bech-Bruun, ‘competent, committed’ practice head Torben Schøn and Andreas Antoniades assisted MGPA Europe Fund III LLP with the DKK1.5bn acquisition of Illum department store. Lars Kjær advised Aareal Bank AG, Helaba and Nykredit on the sale and refinancing of three property companies, which own the Magasin department stores. Thomas Stampe acted for Nordic Choice Hospitality Group on the sale of its Danish hotels portfolio.
